Application Information

A completed application is required from each person over the age of 18 who intends to reside at the property. You can download this application by clicking on the word Application at the bottom of this page. You can also call our office and request a faxed application or pick one up at one of our available properties or stop by our office.

A processing fee is required before an application can be processed. The fee is $25 per applicant or $25 for a married couple. (Use PayPal to pay for your application online.) The fee is non-refundable if the application is processed. The application fee does not need to be paid a second time if re-applying for another property within a 30 day period. Cash, money order or cashier’s checks are accepted if not paying online.

Applications are processed as quickly as possible – generally within 48 hours -  but before an application can be processed Realty Works must have the following:

1.  A photo ID (driver’s license or state ID card) for each applicant

2.  Copies of 2 most recent paystubs,or if self-employed...

       2008 Tax Return and 3 months of Bank Statements

3.  If anyone applying is collecting Disability, Social Security benefits, Child Support,

     Etc., please attach the appropriate supporting paperwork.

 

                Please complete the back page of the application “Employment & Rental Verification Consent” form.

Your application will not be processed if documention is incomplete.

 

 

Realty Works will obtain a credit report from one of the major credit reporting agencies for each applicant – Copies of previously run credit-reports from other sources are not accepted. All credit reports will be analyzed as part of the approval process, but negative credit is not necessarily grounds for denial.

 

Our general guidelines to qualify are that you have a legal and verifiable income of approximately two times the monthly rent, two years of favorable rental references (excluding renting from family members) or home ownership, and a minimum of two lines of good credit established for at least six months with a creditor who reports to the credit bureaus. Negative references, insufficient or non-verifiable income, or lack of good credit lines may prevent an application from being approved. All applicants must be approved - denial of one applicant will result in denial of all applicants. Giving false or incomplete information will result in an automatic denial. Please contact us for detailed information regarding specific qualifications, co-signers, pet approval, etc. It is important to note that the final approval always comes from the property owners.

 

Short sales and forclosure will not stop you from being approved we understand this hardship.

 

If pets are allowed, the pet deposit will be from $250-500 for each pet.

 

A “Renter’s Insurance” policy is required for all of our properties and proof of insurance must be shown prior to receiving keys.


If accepted, all applicants are required to pay a $500.00 non-refundable deposit to hold the property until move-in. This deposit is applied to your security deposit when you take possession of the property.


Most agreements begin with a one year lease. The security deposit, pet deposit and the first month’s rent must be either be paid online thru PayPal or must be in the form of a cashier’s check or money order prior to occupancy.
